GENERAL SUMMARY:
This position will be responsible for management functions assigned by Dallas Area Rapid Transits (DARTs), AVP Real Estate, to assist in the technical and administrative needs of functions involved in the design, construction and administration of major capital projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Provides direct support to the AVP of Real Estate in the resolution of departmental issues, as assigned. Assists in the development of major capital projects and in the resolution of project related concerns, as assigned.
  2. Engages department resources as needed in order to complete special projects as assigned by the AVP.
  3. Provides oversight of departmental interfaces with outside organizations to assure timely resolution of issue.
  4. Performs technical reviews of projects and prepares technical reports and correspondence.
  5. Makes formal presentations to staff, consultants, government entities, and other related parties, as required to communicate related project performance.
  6. Remains current on new industry trends, methods, and technology.
  7. Develops, implements, evaluates, and revises section policies, procedures, and standards.
  8. Prepares a variety of reports for management review.
  9. Develops, submits for approval, and monitors project budget(s) and contract values.
  10. Performs other duties as assigned.

MINIMUM KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
Note: An equivalent combination of related education and experience may be substituted for the below stated minimums excluding High School Diploma, GED, Licenses, or Certifications.

  1. Bachelors degree from an accredited college or university in Real Estate, Business, or related field.
  2. Six (6) years progressively responsible project management experience associated with real estate and construction projects.
  3. Knowledge of project management principles.
  4. Proficiency with software applications to include word processing, database, spreadsheet and personal computer and established telecommunications equipment.
  5. Ability to be dedicated to meeting the expectations and requirements of internal and external customers.
  6. Ability to write clearly and succinctly in a variety of communication settings and styles; can get messages across that have the desired effect.
  7. Ability to settle disputes equitably; can find common ground and get cooperation with minimum noise.
  8. Ability scope out length and difficulty of tasks and projects; measures performance against goals.
  9. Ability to uses rigorous logic and methods to solve difficult problems with effective solutions. Ability to provide challenging and stretching tasks and assignments to direct reports; supports equal and fair treatment and opportunity for all; cooperates with the developmental system in the organization.
  10. Ability to figure out the processes necessary to accomplish tasks; can facilitate effective brainstorming and build consensus among team members; can orchestrate multiple activities at once to accomplish a goal; uses resources effectively and efficiently.
  11. Light physical ability required to be mobile and occasionally, 15% - 25% of work time, lift objects weighing 5 - 30 pounds such as files, books, computer binders, or small hand tools.

REPORTING RELATIONSHIP:
Reports to AVP Real Estate *

WORKING CONDITIONS:
Works in an environment where there is minimum exposure to dust, noise, or temperature. May be moderately exposed to unpleasant working conditions to include dust, noise, temperature, weather, petroleum products, and chemicals while visiting DART's operating facilities, assuming incumbent is observing all policies and procedures, safety precautions and regulations, and using all protective clothing and devices provided.
